Spanish Land Grants once encouraged settlement of this part of Colorado and many families settled what was called Plazas. Closeby one such family settled Medina Plaza which was settled in the 1860's. With the Purgatoire River and its valley here this made a beautiful place to settle especially with the views of the Sangre de Cristos to the west and Fisher's Peak and Raton Mesa to the east. Celebrating the closeness of the Spanish families we named this ranch "Plaza de la Vista" - The Community with Big Views. And it is our hopes that 19 wonderful families create their own Plaza or family community right here at Plaza de la Vista!

Established in 2003 this beautiful new 35 + acre subdivision offers many great features such as awesome views, great location and maintained roads. With easy access to this ranch from State Highway 12 Plaza de la Vista is located between Segundo and Weston approximately 20 miles west of Trinidad.

There are a total of 19 Tracts in Plaza de la Vista Ranch
ranging in size from 35.26 to 48.42 acres each.

Ranch Elevation is from approximately 6800 to 7233 feet

Power: Currently as of Jan 2004 the power is to the Ranch boundary and has been recently staked for poles to be run into the entire ranch.

*Note: In addition to the purchase price there will be a one time fee of $3500 for each property for Power. This can be financed with the developer or paid at closing which ever payment works best for you. This is a fee charged for bringing in power to the entire ranch split between all Tracts so that one property owner is not paying $20,000 a mile to bring in power by themselves, making it fair for all property owners.

Phone: Phone is currently at the State Highway and it will be up to individual property owners to bring phone to their property. Cell phone should be good from most Tracts.

Covenants: Plaza de la Vista instead of having what we call Restrictive Covenants has Protective Covenants designed to protect your future property values. Roads: All roads are gravel based roads and while most of the roads are completed some are still being improved and should be completed in 2004.

Road Maintenance: The Property Owners Association will manage road maintainence after at least 80% or more of the Tracts on the Ranch are sold. Yearly fees for Road Maintainence are initially $400 per year per Tract.

Survey Pins: All property pins are currently marked with white PVC posts to make them easy to locate. We have copies of Plats and Topos also.

Community Bulletin Board and Mailboxes: A community bulletin board will be located in a convenient location near Tract #1. There will also be room for cluster mailboxes and trash pickup at this location.

Many ranches neglect to set a side an area for a Community Bulletin Board, Mailboxes and Trash pickup until after they are developed so on Plaza de la Vista we did this in the beginning. It is convenient but not visible from the State Highway.

Topo Maps: The entire 19 Tracts of Plaza de la Vista ranch are shown on these maps to give you a better feel for the layout of the ranch.. Maps can be viewed by clicking the links below. These maps show elevation and contour lines and if you are not familiar with Topo maps let me share with you that the closer the lines are together the steeper the terrain is.

Small Topo size is about 145 kbs. Gives a good overview of the ranch.
Large Topo this is a large file approximately 659 kbs and gives great detail.
